How our spray foam removal service works
- Tell us about your property. Postcode, property type, what kind of foam you think you have and why you're asking (sale, remortgage, damp, peace of mind).
- We introduce up to 3 local specialists. Independent assessors and removal contractors covering your area. We check basics such as insurance, waste carrier registration and relevant trade body membership before introducing anyone.
- You compare itemised quotes. A good quote separates removal, disposal, timber repairs, re-insulation and the post-removal certificate.
- You choose – or don't. There's no obligation, and we never cold call.
Why spray foam causes problems with mortgages
RICS says the presence of spray foam is a factor that can affect a surveyor's opinion of value, and a surveyor who finds it may ask for an independent specialist report. Lenders' trade bodies have told government that their members rely on valuers and surveyors on this issue, and that decisions should be made case by case. The main concern is that badly installed foam can trap moisture against roof timbers and make them impossible to inspect.
The picture is improving. In October 2026 the government listed lenders including Nationwide, Lloyds, Santander, Barclays, NatWest, Coventry Building Society, the Co-operative Bank and HSBC as open to lending on homes with spray foam, subject to their own requirements. Open-cell vs closed-cell foam
Open-cell foam is soft and spongy and usually comes away from timbers more easily. Closed-cell foam is rigid, bonds hard to timbers and felt, and generally costs more to remove. If you're not sure which you have, press it gently (wear gloves) or send a photo with your enquiry.
