Spray foam removal cost in London (2026)
There's no fixed national price for spray foam removal. Below are the ranges published by UK cost guides and removal firms, with the source for each. Treat them as a guide – only a site survey gives a real price.

What drives the price
- Foam type. Closed-cell foam is harder to strip than open-cell.
- Sloped roof area, not floor area. Removal is priced on the area of the sprayed roof slopes, which is always bigger than the loft floor below it.
- Access. Small hatches, low headroom, converted lofts behind plasterboard and hipped roofs all add time.
- What's underneath. Damp or decayed timbers, or foam sprayed directly onto tiles with no felt, can mean repairs or re-roofing.
- Location. London prices tend to be higher than elsewhere.
Illustrative example (not a quote)
A loft with 70 m² of sprayed roof slope, using the London & South East open-cell guide range of £28–£44 /m², gives £1,960–£3,080 for removal alone. Disposal, repairs, re-insulation and certification would come on top. This is simple arithmetic on a published range, not a price.
What a good quote should include
- A site survey and measured roof area
- Full removal from rafters, membrane and timbers
- Bagging and lawful disposal (ask for their waste carrier registration)
- Timber inspection with findings reported to you
- Before, during and after photos and a completion certificate for your lender or buyer
- Repairs and re-insulation priced as separate, itemised options
