Spray foam removal FAQs

Do I have to remove spray foam to get a mortgage?

Not necessarily. Government guidance (October 2026) says many lenders are open to lending on homes with spray foam, subject to their own requirements, and that you should get advice from a specialist surveyor before deciding. Removal does not always guarantee a lender will lend.

Which lenders will consider homes with spray foam?

In October 2026 the government listed Nationwide, Lloyds, Santander, Barclays, NatWest, Coventry Building Society, the Co-operative Bank and HSBC as open to lending, subject to their own requirements. Policies change, so check with your lender or a broker.

How much does spray foam removal cost in London?

Published UK guides put removal at roughly £20–£80 per m² of sprayed roof, with one guide putting London and the South East at £28–£44 per m² for open-cell and £45–£72 per m² for closed-cell. Typical whole-house totals in published guides range from about £2,000 to £7,500, and more where roof repairs are needed.

What's the difference between open-cell and closed-cell foam?

Open-cell foam is soft and spongy and generally easier and cheaper to remove. Closed-cell foam is rigid, bonds hard to timbers and felt, and generally costs more to remove.

What paperwork helps avoid removal?

Industry guidance says a complete handover pack should include a pre-installation roof evaluation, a hygrothermal (moisture risk) evaluation, the BBA or Kiwa certificate, and the installer's details and guarantees. If you don't have it, the installer or manufacturer may be able to supply it.

Who should assess my spray foam?

An independent specialist surveyor who is familiar with the March 2023 Sprayed Foam Insulation Inspection Protocol, belongs to a body such as the PCA, RPSA, RICS or CABE, has professional indemnity insurance and declares any commercial interest. The PCA has a find-a-specialist tool.

How long does removal take?

It depends on the size and access of your roof and the foam type. Ask each specialist for a timescale in writing, and tell them about any sale or remortgage deadline.

Can I remove spray foam myself?

It's not something we recommend. Industry and government guidance warn that improper removal can cause further problems, and lenders and buyers usually want documentation from a competent contractor.

Is there government funding for removal?

Published cost guides say there is no government funding for removal. If the foam was installed under a government scheme since 2020 by a TrustMark-registered installer, TrustMark's dispute process or an insurance-backed guarantee may help.

Is this service free? How do you make money?

It's free for homeowners. East London Spray Foam Removal is an introduction service and may receive a fee from the specialists we introduce. That doesn't change what you pay, and you don't have to use anyone we introduce.

Do you carry out the removal yourselves?

No. East London Spray Foam Removal doesn't do removal work. We connect you with independent local specialists, who quote and contract with you directly.

Someone cold-called me offering spray foam removal. Is that you?

No – we never cold call. Government guidance says you can report unsolicited spray foam offers to trading standards, and to the ICO if you think an installer shared your details.
